We are resuming work to ensure an annual gas safety check on each appliance and flue is carried out and to keep a record of each safety check.
During the Coronavirus outbreak, there will have to be a balance between protecting people, including the vulnerable from COVID-19 and potential heath hazards.
We will organise any vital works and safety checks, to all tenants that give permission. Should a tenant feel they are at high risk or would prefer to delay the checks, we will ask them to sign a waiver to demonstrate that we took reasonable steps to comply with the law and their wishes have been taken into account.
We will ensure that safety checks, which are deferred, will be organised at the first opportunity.
Current guidance from HM Government states that work can still be carried out in people’s homes where necessary, eg for reasons of safety, provided that the GOV.UK guidance on social distancing is followed. The law is flexible and where it is not possible to carry out a gas safety check, it will normally be enough to show that we took reasonable steps to do so.
In the event we are unable to engage a registered gas engineer to carry out the work due to a shortage of available engineers, we will demonstrate we took reasonable steps to find and engage a qualified engineer.
Each property will be considered on a case-by-case basis.
