Full compliance inspections: These inspection visits will take place yearly and is
now subject to for rigorous compliance checks, in accordance to Health and
safety standards for rented homes (HHSRS), by a professional or property
manager that has been fully trained in this area. This has trebled our time on
each inspection visit. If these checks are not done, this can leave the landlord
exposed to charges of negligence, compensation to the tenant and fines. If
these checks are not carried out the managing agent will be liable too. Please
read the HHSRS report attached to understand the guidance of the compliance
checks in more detail.
The 1st inspection will be a full compliance and condition inspection.
Main areas we will check, for the full compliance and condition inspection:
- Overall condition of the property
- Legionella assessment and report
- If a carbon monoxide alarm is required (solid fuel burners only in
England and Wales)
- Excess cold
- Excess heat
- Fire hazards
- Lead (from old paint) – tested on pre- 1930’s buildings
- Domestic hygiene, pests, and refuse (by providing access and breeding
places for pests, which are a source of infections)
- A badly maintained ceiling
- Trip hazards
- A door that does not fit properly
- Working and tested smoke detector (on each floor)
- Blind cords in accordance with current legislation
- Loose wiring
- Damp/condensation
The 2nd will be a condition check only, which will be included in your management fee.
Main areas we will check, for condition inspection only:
- Overall condition of the property
- Working smoke alarms
- Working carbon oxide alarm (where necessary)
- Gas safety certificate is in place and current with no issues.
- Potential maintenance
We will alert any potential hazards, which the tenant may be contributing to, need to know to make improvements to their living arrangements.

£96 compliance visit per year to include a legionella assessment and report (recommended every 2 years if there is a water tank or air-conditioning). We can let you know after the initial inspection if any further assessments are necessary.
