Tenant fees

There are still some charges and costs that apply, following the Tenant Fee Ban.

Beginning of a tenancy

All references (where applicable) are undertaken by an independent specialist referencing company.

You will be asked to complete a pre-reference check and if all parties agree to continue, you will be asked to transfer your holding deposit.

Once received, you will be asked to complete their online application form.

You will need to provide us with proof of your right to rent a property in England, in line with the Immigration Acts 2014 and 2016 and to prove your current address.

This includes original bank or credit card statements, utility bill or similar, which must be valid within the last three months.

Holding deposit – A holding deposit reserves the property while you are being referenced. You can forfeit this deposit if:

  • If your references fail due to undisclosed or misleading information.
  • Failure to sign the tenancy agreement paperwork within 15 days.
  • Fail right-to-rent checks.
  • You withdraw from the property before the tenancy paperwork is signed.

Security deposit

Rent under £50,000 per annum – Five weeks rent

Rent £50,000 per annum or over – Six weeks rent

Company Agreements- Six weeks rent

This covers damages or defaults on the part of the tenant during the tenancy and is held with a Tenancy Deposit Scheme.

During the Tenancy

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid to pursue non-payment of rent. This is applicant after the rent is more than 14 days in arrears

Lost Keys

Tenants are liable to the actual cost of replacing any lost key/ fobs/devices. If locks are required to be changed following the loss, the tenant is liable for the cost of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

If security or Banham keys are lost, DeMachin will attend the locksmith to organise and pay for the replacement. This is charged at £54 inc, plus the cost of the keys.

Variation Of Contract At Tenants’ Request

£50 inc per agreed variation.

Subject to authorisation and landlord's instructions, this covers the preparation and execution of new legal documents. Your landlord does not have to agree to you changing any of the named tenants during the tenancy term. However, they may agree to do so subject to you reimbursing him/her for any financial loss they might suffer because of ending one tenancy early and creating a new tenancy.

Early Termination, At Tenants’ Request

Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property, as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
